// The challenge
Sublet owners in Dubai collect rent from many tenants on different days, split DEWA and WiFi between them and settle every move-out by hand, usually in a spreadsheet and a long WhatsApp thread.

How we built it
Bayora is built for one person: the master tenant who leases a flat or villa and sublets it as rooms, partitions and bunk bedspaces. It stores only facts, such as each tenancy's due day and each payment's month. A bed's status is worked out from those facts and today's date each time the app reads them, never saved, so it cannot go stale. Those rules sit in one small module with its own unit tests.
Amounts are kept in whole dirhams. When a DEWA bill is split by rent share, the rounding leftover goes to the largest share, so the parts always add up to the invoice. With no server, the app cannot message tenants itself. It schedules a notification on the owner's phone, then opens WhatsApp with the message written from a template the owner can edit in each language, ready to send.
The PIN is kept as a salted hash in the phone's preferences, outside the database, so a data export never carries it. Backups are .zip files of the database and tenant ID photos, held in the app's private storage until the owner moves one off the phone. Currency and country names come from the phone's own language data, so they read correctly in every language without hand translation. Bayora is free on Google Play.
